Apartment estimates use configured price benchmarks and open geographic data. Transport and local amenities help describe the location; road proximity is a noise proxy. Air quality is not included in the calculated price. The model is an initial reference for an apartment, not an automatic land or commercial valuation.

What can I do before travelling to Bulgaria?

Prepare an English acquisition brief with the location, asking price, intended use and questions for the seller. Store supplied documents privately, record their sources and keep missing evidence visible. Use the buyer guides to prepare questions for your local advisers.

Can Arshin automatically value commercial property or development land?

The free price estimate covers apartments. Commercial property, land and development projects use a project dossier for documents, assumptions and open questions. Automated investment cash flows and commissioned expert reviews are not available yet.

Which documents should I request from the seller?

Start with the ownership document, cadastral identifier and available property plans. For commercial assets, request leases and operating costs; for land, planning and access documents. The guides provide a starting checklist to adapt with your lawyer and technical advisers.

Can I work entirely in English?

The investor guides, project brief, workspace and apartment PDF report are available in English. Original Bulgarian documents can be stored alongside your notes. The platform does not provide certified translations of those documents.

Does a project dossier confirm legal title or permission to build?

No. It organises the evidence and unanswered questions. Registry documents, ownership eligibility, planning status and technical capacity need the appropriate professional checks before you rely on them for a purchase.
